PLEASE READ THESE BINDING LEGAL TERMS CAREFULLY BEFORE USING THIS SITE OR MAKING A RESERVATION
By completing a reservation (including via an OTA) and/or confirming check-in (including by signing a registration
card or completing any digital check-in process), the Guest acknowledges and accepts these Terms in full.
1. Introduction
The website https://www.parealife.com (the “Website”) and all related booking interfaces, digital tools, content, reservation systems,
communication channels, and underlying accommodation services (the “Services”) are operated by PAREA OPERATIONS ΜΟΝΟΠΡΟΣΩΠΗ ΑΝΩΝΥΜΗ ΕΤΑΙΡΕΙΑ,
incorporated under the laws of Greece, with registered seat at Aischylou 36, Greece, operating under the brand name “Parea” / “Parea Life”.
References to “Parea”, “we”, “us” and “our” include Parea Operation and its affiliated and related entities, where applicable.
By accessing or using the Website, submitting a reservation, and/or confirming check-in to any of Parea’s accommodation units,
you agree to be bound by these Terms and Conditions (“Terms”).
The purpose of these Terms is to establish a clear framework that governs the rights, responsibilities, obligations, and liabilities of the
Guest and Parea, and to ensure transparency with respect to pricing, booking procedures, house rules, safety, legal compliance,
risk allocation, and all matters relating to your stay.
Parea operates furnished tourist accommodation under a valid ΜΗΤΕ licence issued by the Greek Ministry of Tourism.
These Terms form an integral and legally binding contract between Parea and the Guest together with the Booking Confirmation and any
Specific Booking Conditions. Guests who do not agree with these Terms must not proceed with a reservation.
The Website is provided exclusively for legitimate reservations and lawful use. By accessing the Website or making a reservation, you represent
that you are at least 18 years old, have the legal capacity to enter into this agreement, and that all information you provide is true, accurate, and complete.
You agree not to make speculative, fraudulent, or false reservations and not to use this Website for any commercial or competitive purpose
without written approval from Parea.
2. Definitions and Interpretation
For clarity, the following terms are defined as follows:
“Accommodation” means any unit, room, suite, apartment, villa, or building operated or managed by Parea.
“Booking” or “Reservation” means a legally binding accommodation contract created upon issuance of a Booking Confirmation.
“Booking Confirmation” means the written confirmation sent by Parea which sets out the agreed dates, rates, number of guests,
payment terms, cancellation rules, and the Specific Booking Conditions.
“Specific Booking Conditions” means all customised conditions applicable to a particular reservation, including but not limited to pricing,
deposit rules, cancellation terms, occupancy limits, additional fees, optional services, and specific house rules.
“Guest” means the individual or entity entering into the booking and all individuals who stay in the Accommodation under that Reservation.
“Visitor” means any person permitted to enter the Accommodation during the Guest’s stay but who is not registered as a Guest.
“OTA” means an online travel agency such as Airbnb, Booking.com, Expedia, or VRBO.
“Security Deposit” means the monetary amount that may be held as security against damage, rule violations, extraordinary cleaning, or unpaid charges.
“Damage” includes any breakage, deterioration, staining, excessive wear, misuse of equipment, missing items, lost keys/access devices,
or extraordinary cleaning required due to the Guest’s actions or omissions.
References to the singular include the plural and vice versa. Headings are for convenience only and do not affect interpretation.
3. Nature and Scope of Parea Services
Parea provides licensed furnished tourist accommodation in Greece, comprising multiple buildings and units that may resemble hotel
rooms but are not necessarily hotel-classified. Each property may vary in layout, size, furnishing, and amenities.
We may offer the following services where applicable:
• Accommodation in furnished units
• Cleaning or housekeeping services (daily or occasional, depending on booking)
• Pool access, outdoor areas, terraces, verandas, or gardens
• On-site parking (where available)
• Optional additional services (e.g., food, transfers, housekeeping extensions)
Parea strives to ensure that photographs, descriptions, floor plans, and amenities presented on the Website or OTAs are accurate and
reflect reality. However:
• differences may occur due to renovations, maintenance, or furniture reallocation;
• natural variations in décor may occur between units within the same building; and
• certain amenities may be temporarily unavailable or changed due to maintenance, weather, safety concerns, or operational reasons.
Such deviations do not constitute a contractual breach where they are minor or immaterial. Where a material element of the Booking cannot
be provided, Parea will use reasonable efforts to offer an appropriate remedy (such as an alternative unit of similar standard, rescheduling,
or a refund where applicable), in accordance with applicable law. We do not guarantee uninterrupted or error-free operation of the Website.
Temporary suspension for maintenance, updates, or technical reasons shall not constitute a breach.
4. Booking Process and Contract Formation
4.1 Booking Channels
Reservations can be made through:
• Parea Website booking engine
• Email, WhatsApp, or telephone communication
• OTA platforms
For reservations made via third-party platforms such as Booking.com, Airbnb, VRBO or similar, the commercial terms, cancellation rules,
and payment schedules of the relevant platform may apply. These Terms apply in addition to any OTA conditions and govern all aspects of
the Guest’s stay, house rules, conduct, liability, use of the property, damages, safety, and all on-site obligations.
OTA hierarchy (clarification):
In the event of conflict between OTA terms and these Terms, the OTA terms shall prevail in respect of payment processing and
cancellation/refund rules, and these Terms shall prevail in respect of on-property rules, safety, conduct, damages, and liabilities, to the extent permitted by law.
4.2 Contractual Formation
A legal contract is formed only when Parea approves the booking request and a Booking Confirmation is issued in writing. Enquiries or
unconfirmed requests do not constitute a contract and may be declined without justification. A reservation becomes binding only
when Parea issues a written Booking Confirmation. Parea reserves the right to decline any reservation request prior to confirmation.
Marketing materials, availability calendars, and provisional quotes are not binding offers.
4.3 Identity and Age Requirements
A minimum age of 18 is required to make a reservation.
Valid identification (passport or ID) may be required for all Guests for compliance with applicable Greek regulations and guest
registration requirements. A credit/debit card may also be required for the main Guest for payment processing and/or
security deposit pre-authorisation, where applicable.
Parea may refuse check-in if a valid identity cannot be verified, or if the Guest refuses to comply with lawful check-in requirements.
4.4 Information Accuracy
The Guest is responsible for ensuring all information provided at the time of booking is accurate. Incorrect or incomplete
information may lead to cancellation, inability to check-in, or additional charges.
5. Pricing, Fees, Deposits, and Payments
5.1 Pricing Structure
Pricing may vary significantly based on seasonality, length of stay, number of Guests, day of week, unit type, promotional offers,
and OTA-specific rules. Rates are only guaranteed upon issuance of a Booking Confirmation.
Parea may correct any pricing errors, omissions, or system inaccuracies prior to issuing the Booking Confirmation. If such an error
is discovered after a reservation request is submitted, the Guest may either accept the corrected price or cancel the request without charge.
Additional charges may apply, including but not limited to cleaning fees, applicable statutory taxes and levies (including any
tourist/climate/resilience levy imposed by Greek law), extra Guest charges, and fees for optional services. Any such fees will
be disclosed in the Specific Booking Conditions or during the booking process.
5.2 Ability to Adjust Prices Before Confirmation
Parea reserves the right to adjust prices prior to confirmation, including correcting errors or updating availability.
5.3 Deposit Requirements
Depending on the property, date, and booking type, deposit requirements may include a fixed deposit amount, a percentage of the
total reservation, or full prepayment for non-refundable rates. Deposits must be paid within the timeframe stated in the Booking Confirmation.
5.4 Balance Payments
The remaining balance may be due upon arrival, prior to arrival (as specified), according to OTA rules, or in instalments for longer-stay
Reservations (where agreed).
5.5 Payment Methods
We may accept credit or debit cards, wire transfers, and cash (subject to statutory limits under Greek law).
5.6 Additional Fees
Depending on the Reservation, Guests may incur one or more additional fees including taxes/levies, cleaning, extra Guests, early
check-in/late check-out, transfers, laundry, lost keys/access cards, equipment misuse, optional services, and fees related to violations of house rules.
5.7 Security Deposits
A Security Deposit may be required. Details will be provided in the Booking Confirmation and may include amount, method of holding
(pre-authorisation or transfer), inspection process, timeframe for return, and conditions for deduction.
Parea may deduct costs related to documented Damage, missing items, extraordinary cleaning, unauthorised Guests or events, misuse
of facilities, breach of safety rules, smoking violations, and pet violations (where applicable).
Where deductions are made, Parea will provide an itemised breakdown and reasonable supporting evidence. Any remaining balance will
be released/returned within a reasonable timeframe, subject to processing timelines of third-party payment providers.
Where the Security Deposit is insufficient, Parea reserves the right to charge the remaining amount to the Guest.
6. Cancellation, Modifications, and Refunds
6.1 Cancellation Rules
Cancellation terms vary per Booking and may include flexible, partially refundable, strict, or non-refundable rates, as well as OTA-imposed conditions.
The cancellation policy applicable to each Reservation will be included in the Booking Confirmation or the OTA conditions.
Unless otherwise stated, cancellation deadlines are calculated in the local time zone of the Accommodation (Greece, EET/EEST).
6.2 No-Show Policy
Failure to arrive without prior cancellation constitutes a no-show. The Reservation may be cancelled without refund according to the applicable policy.
6.3 Modification Requests
Modifications are subject to availability, price adjustments, recalculation of fees, and approval by Parea.
6.4 Parea Cancellation Rights
We may cancel a Reservation if payment is incomplete, the Guest fails to comply with lawful requirements, safety/security concerns arise,
legal/regulatory restrictions apply, or the property becomes unavailable due to maintenance or emergency.
Where cancellation is initiated by us, we will provide reasonable notice where practicable and refund amounts paid in accordance with applicable
law and the applicable cancellation rules, unless the Guest is in breach of these Terms.
7. Check-In, Check-Out, and Guest Registration
The check-in and check-out times vary per unit and will be communicated during booking.
7.1 Guest Registration
Greek law requires registration of Guests and collection of identification details for compliance. The Guest agrees to provide the necessary
information and documentation required to comply with such obligations, including for all occupants.
7.2 Early Check-In / Late Check-Out
Early check-in and late check-out are subject to availability and may incur additional fees.
8. House Rules and Use of Property
Guests may not resell or sublet Reservations; use the property for commercial shoots or events; host unauthorised
gatherings; interfere with other Guests or neighbours; tamper with security or safety equipment; or use the property for unlawful purposes.
8.1 Occupancy Limits
Occupancy limits vary by unit and are legally binding. Exceeding occupancy limits may result in additional charges, refusal of entry,
or termination of stay where permitted by law.
8.2 Visitors
Visitors may be allowed only with prior approval. Overnight stays by non-registered Guests are strictly prohibited. Visitors must comply
with house rules and may be required to provide identification where permitted by law and necessary for security and compliance.
8.3 Noise and Neighbours
Guests must respect quiet hours and behave considerately. Excessive noise or disturbance may result in termination of stay.
8.4 Smoking
Smoking (including e-cigarettes/vaping) is prohibited where indicated. Violations may result in deep cleaning and deodorisation charges.
8.5 Pets
Pet policies vary. Where permitted, additional cleaning rules, deposits, or restrictions may apply.
8.6 Events and Parties
Events, parties, or gatherings beyond the permitted occupancy are prohibited unless expressly authorised.
8.7 Prohibited Items and Unlawful Activity
Illegal substances, weapons, and unlawful activities are strictly prohibited on the premises.
9. Condition of Property, Damages, and Losses
Guests must maintain the property in good condition and return it in the same state as received, subject to reasonable wear and tear.
Guests are liable for documented Damage caused by themselves or their Visitors, misuse of equipment, extraordinary cleaning needs,
missing or damaged furniture, linens, appliances caused by misuse, and lost keys/access devices (including lock-change costs where required for safety).
Parea will assess damages and may deduct amounts from the Security Deposit and/or charge the Guest directly. Where reasonably
practicable, Parea will inform the Guest of the documented Damage and the proposed charge.
10. Safety, Pool Use, and Risk Allocation
Parea properties may include swimming pools, outdoor terraces, stone pathways, staircases, balconies, sloped landscape, and natural surfaces.
10.1 Pools and Water Areas
Guests acknowledge that no lifeguard is present, children must be supervised at all times, pool depth varies, and running or diving is
prohibited. Use of facilities is at the Guest’s own risk, without limiting liability where such limitation is not permitted under applicable law.
10.2 Slippery Surfaces
Surfaces may become slippery due to rain, moisture, oils, or cleaning products. Guests must exercise caution.
10.3 Wildlife and Environmental Conditions
The natural environment may include insects, birds, and noise from nature or neighbouring properties. These conditions do not constitute
grounds for refund unless required by applicable law.
10.4 Utility Interruptions
Parea does not guarantee uninterrupted access to utilities. Interruptions may occur due to infrastructure, local authorities, maintenance,
weather, or circumstances outside our control. We will use reasonable efforts to restore services as soon as practicable. Such interruptions
shall not constitute a breach of contract where caused by circumstances beyond our reasonable control, and shall not entitle the Guest to
compensation except where required by mandatory law.
11. Liability, Indemnity, and Disclaimer
11.1 Limitation of Liability
To the fullest extent permitted by Greek law, Parea shall not be liable for indirect or consequential losses, loss of profit, business interruption,
emotional distress, or inconvenience.
Parea shall not be responsible for loss of personal belongings unless such loss results from Parea’s gross negligence or wilful misconduct,
or where liability cannot be excluded under applicable law.
Nothing in these Terms excludes or limits liability where such exclusion is not permitted under applicable law.
11.2 Guest Indemnification
Guests agree to indemnify and hold Parea harmless from claims, fines, penalties, damages, losses, and expenses arising from Guest conduct
or breach of these Terms, except to the extent caused by Parea’s gross negligence or wilful misconduct or where exclusion is not permitted by law.
11.3 Third-Party Services
Certain optional services may be provided by third-party suppliers. Parea is not responsible for third-party acts or omissions, to the extent
permitted by applicable law.
12. Force Majeure
Events such as natural disasters, extreme weather, government actions, utility failures, labour strikes, pandemics, emergencies, or supply chain
disruptions constitute force majeure events.
Parea is not liable for delays, modifications, or cancellations caused by such events, except where required by applicable law. Where reasonably
practicable, Parea will communicate with Guests and attempt to propose reasonable alternatives.
13. Intellectual Property
All content on the Website, including text, photographs, logos, graphics, and layout, is owned or licensed by Parea and may not be copied, distributed,
modified, or used without written approval. Unauthorised use may result in legal action.
14. Governing Law and Dispute Resolution
These Terms, the Booking Confirmation, and all related contractual and non-contractual obligations shall be governed by and construed in
accordance with the laws of Greece.
Any dispute, controversy or claim arising out of or in connection with these Terms, the Booking Confirmation, the Guest’s reservation, stay, or
use of the Website shall be subject to the exclusive jurisdiction of the competent courts of Athens, Greece, to the extent permitted by applicable law.
Nothing in this section shall limit or exclude any mandatory rights or protections granted to consumers under applicable consumer protection laws and regulations.
This section shall survive the termination or completion of the reservation or stay for any reason.
15. Amendments
Parea may update these Terms at any time. Updated Terms will be published on the Website. Continued use of the Website or
confirmation of a reservation constitutes acceptance of the updated Terms.
Where the Guest has already made a Reservation, the Terms applicable shall be those in effect at the time the Booking Confirmation
was issued, unless otherwise required by law.
